Building alert—cavity sliding doors | Queensland Building and Construction Commission

The Queensland Building and Construction Commission (QBCC) Technical Standards & Services Trade Unit undertake proactive inspections throughout Queensland. Recent audits on active building sites have identified non-compliant issues with (CSD) cavity sliding door frames that are fully tiled (only). These include:

  • non-compliant sheeting: the sheeting installed to cavity sliding door frames must comply with manufacturer’s installation requirements when fully tiled. Various (CSD) cavity sliding door manufacturers permit water resistant (WR) board or the like to be installed to the frame, however tile weight distribution factors will apply in this instance. Whereas, other CSD manufacturers will only recommend a fibre-cement (FC) sheeting type to be used on their frames.
  • incorrect sheet placement and fixings: sheet joins must align with the cavity sliding frame rails. Additionally, fixings must be of the correct type and installed at the specified intervals (e.g. 200mm centers) or as per manufacturer’s specifications.
  • structural support for shower recesses: false internal walls may be incorporated to provide additional support for cavity sliding door frames within shower recesses. This will prevent deflection or movement in sliding door frames and provide stability for waterproofed junctions.

Below is one example of a non-compliant cavity sliding door frame found in a recent inspection, compared to a compliant example on the right.

A) Incorrect sheeting

  • Incorrect water resistant (WR) plasterboard sheeting used for selected (CSD) cavity sliding door frame on a fully tiled bathroom wall.
  • Always comply with manufacturer’s installation requirements when installing sheeting to cavity sliding door frames in fully tiled areas.

B) Correct sheeting

  • Correct fibre-cement (FC) sheeting installed for (CSD) cavity sliding door frame and compliant with the tile weight distribution factors that apply in this instance, as the bathroom wall is fully tiled.

Please note: following the manufacturer's installation requirements for cavity sliding door frames is a minimum of what the QBCC requires of all licensees.
